So what do you do?
Do you need to replace or repair your roof? How do you know?
Repairing is to fix small areas of the roof, including issues like torn shingles, cracked flashings, or potentially animal damage. Replacing is more for widespread problems across the roof. Your roof may need replacing if:
- Your attic is sagging!
- Your shingle tabs are faulty (which means your shingles aren’t secure)!
- Your roof is shedding (shingle granules)!
- Your roof is leaking (because your shingles have started to curl).
If you remember from an earlier article, you’ll remember that 3-tab asphalt roofs last around 10-15 years, while architectural laminate shingles will last around 25-35 years. You should consider replacing them once your roof’s shingles are past their birthday.
